James Santer

Director, AHMM

James gained experience in Germany, Switzerland and Israel before joining AHMM in 2001 as a Part II Architectural Assistant. James has been involved in high-profile projects across sectors from masterplanning to fine detailing including work on commercial, residential, healthcare, education, public and arts projects.

Over the last twenty years he has led teams on projects including the pioneering Tea Building in Shoreditch, the highly acclaimed Weston Street apartments near London Bridge, and a sixth form college with student residences and incubator office space on Westminster Bridge Road.

Most recently he has been leading AHMM’s work on One Waterloo, an office-led mixed use development next to Waterloo Station that will create 1.3m square feet of office space together with retail and transformed public realm. With Henriksen Studio, James is presently constructing the UK’s largest single-building PassivHaus project in Battersea.

With Simon Allford and Hanif Kara, James recently taught at Harvard University Graduate School of Design and as a PassivHaus designer, he continues to promote low-carbon design across the office. James was promoted to Associate in 2008 and Director in 2021.
